We’re delighted you’ve chosen Sunrise Rental Cottages for your getaway! To make sure everything goes smoothly, here are a few friendly guidelines about bookings, cancellations, and stays.
1. Bookings & Payments
- Reservations are confirmed only after receipt of payment.
- Full payment must be made at the time of booking.
- Accepted payment methods: Credit card, ACH bank transfer, Venmo and Zelle.

Early check-in/late check-out may be available upon request and subject to fees.
- Guests must respect the property, neighbors, and community.
- All house rules listed specific to each property must be followed.
- Any damages caused by guests will be charged to the booking party.
- Maximum occupancy limits must be followed.
- We provide clean, safe, and accurately described accommodations.
- We are not responsible for temporary interruptions in utilities or services beyond our control.
- Guests stay at their own risk. We are not liable for injuries, theft, loss, or accidents during your stay.
- Travel insurance is recommended.
- Content (photos, descriptions, logos) on our site is the property of Sunrise Rental Cottages and cannot be copied without permission.
- We may modify pricing, availability, or policies at any time.
These Terms are governed by the laws of McCurtain County, Oklahoma and Gillispie County, Texas. Disputes will be resolved in the courts of Texas.

PARKING: Please utilize the designated parking spots within the property lines. On-street parking is restricted to one car, in accordance with city ordinance.
STRICT NO SMOKING/VAPING POLICY: Smoking of tobacco or illegal substances is strictly prohibited inside the house.
MAX OCCUPANCY: The maximum occupancy is 2 guests. Only guests listed on the original booking are permitted to stay overnight.
NO PARTIES OR GLITTER ALLOWED: Any identified parties will be grounds for the immediate removal of guests from the property.
QUIET HOURS: Please observe the City of Fredericksburg Quiet Hours from 10 PM to 7 AM.
DARK SKY COMMUNITY: Kindly turn off outside lights after 10 PM or when no one is outside.
HOT TUB RULES: Please adhere to all rules posted at the hot tub and those provided in the renter's agreement.
PET POLICY: This property permits pets (up to 2). All pets must be disclosed, and a $150 pet fee is required at the time of booking. Failure to disclose any or all pets will result in a fine of $200 per pet. Pets are not permitted on furniture or in the hot tub. Please ensure you clean up after your pet.

QUIET HOURS: Observe the City of Fredericksburg's Quiet Hours, which are from 10 PM to 7 AM.

NO UNAUTHORIZED GUESTS (VISITORS): All individuals on the property must be included in the reservation's guest count. Failure to disclose all guests will result in a fine of $200 for each additional guest.
NO PARTIES/GLITTER ALLOWED: If any party is identified within the cabin premises, a fine of $500 will apply and may result in the immediate removal of guests from the property.
HOT TUB AND POOL RULES: Please follow all posted signs and rules.
RENTER AGREEMENT: Must be signed by guest over 21 years of age within 48 hours of booking and prior to check-in, whichever comes first.
STRICT NO SMOKING/VAPING POLICY: There is no smoking of tobacco or illegal substances allowed inside the cabin. Violators will be fined $500 and additional cleaning.
NO UNAUTHORIZED GUESTS (VISITORS): All guests on the property must be counted in the reservations guest count. Non-disclosure will result in a fine of $200 per additional guest.
NO PARTIES /GLITTER ALLOWED: If a party is identified in the cabin, a fine of $500 will apply and will be grounds for immediate removal of guests from property.
PET POLICY: This property allows pets (up to 2). All pets have to be disclosed and $150 pet fees have to be paid at time of booking. Non-disclosure of any or all pets will result in a fine of $200 per pet. No pets on furniture or in the hottub. Please pick up after your pet.
HOT TUB AND POOL RULES: Please follow all posted signs and rules.
CHECKOUT INSTRUCTIONS: We keep it simple. Place all used towels in the laundry room, take out trash bags to the large trash cans outside the house and place all dirty dishes in the dishwasher and start a cycle.
STRICT NO SMOKING/VAPING POLICY: Smoking of tobacco or illegal substances is strictly prohibited inside the cabin (patio is OK). Violators will incur a fine of $200, along with additional charges for deep cleaning.
NO UNAUTHORIZED GUESTS (VISITORS): All guests present on the property must be included in the reservation's guest count. Failure to disclose any guests will result in a fine of $200 per unauthorized guest.
NO PARTIES/GLITTER ALLOWED: If a party is identified within the cabin, a fine of $500 will be imposed, and you may be subject to immediate removal from the property.
PET POLICY: This property permits pets (up to 2). All pets must be disclosed at the time of booking, and a pet fee of $150 must be paid. Non-disclosure of any pets will result in a fine of $200 per undiscosed pet. Pets are not allowed on furniture or in the hot tub. Please ensure that you clean up after your pet.
HOT TUB RULES: All rules outlined in the renter’s agreement must be followed.
Maintain the hot tub temperature between 100°F and 104°F. Individuals should refrain from entering if the temperature exceeds 104°F, and limit usage to a maximum of 15 minutes.
The hot tub is cleaned and sanitized in accordance with city regulations on a regular basis.
Please refrain from sitting, standing, or jumping on the hot tub cover as it serves as insulation only. When not in use, ensure that the cover is replaced to retain heat.
Jumping or diving into the hot tub is strictly prohibited.
Excessive splashing can compromise the circuit board, leading to power loss. Resetting the breaker cannot occur until the circuit board has dried, which may take 8-12 hours or more. Unfortunately, management cannot expedite this process.
It is advised not to consume alcohol or medications that may induce drowsiness while using the hot tub.
Elderly individuals, pregnant women, and anyone with heart disease or other serious medical conditions should consult their healthcare provider prior to using the hot tub.
Children under the age of 18 must be supervised by an adult at all times. Additionally, please ensure the spa cover is secured and jets are turned off after use. The use of oils or soaps in the spa is prohibited.
The guest hereby acknowledges and accepts full liability for the safety of all individuals, including children, while utilizing the hot tub, pool, decks, fireplace, play ship, or any other amenities offered at the property. This acceptance of liability is contingent upon the voluntary use of all property amenities and features.
The guest is fully aware that there is NO LIFEGUARD ON DUTY.
The supervision and safety of all children are the direct responsibility of the guest, parents, or caretakers accompanying any children on the premises, including, but not limited to, the pool and hot tub areas.
Diving is strictly prohibited in the pool.
Pets are not permitted in the pool or hot tub.
Glass containers are not allowed in the pool area or on the pool deck.
Running on the pool deck is prohibited.
Swim diapers are mandatory for all children who are not fully potty trained. Instances of fecal matter in the pool necessitate specialized cleaning procedures, which can be time-consuming and incur additional costs.
